Schematic design is the process of finding out the exact size and shape of your project. Creating the envelope of the new build and the placement in comparison to the existing build (if any) or to the site.

Design development finalizes the placement of areas through out the new build. Once you finialize the placement of your build compare to your property and/or existing build, We show you the rough placement of your furniture layouts, to make sure everything works and fits properly within the space. This involves movement of interior walls, doors and windows. Creating 2-D elevations to see your new proposed project and giving you a visual of your upcoming proposed project. 

Construction documents means your projects finalized! We go through your project inch by inch. Structural design, window & door schedules are created to get prints ready to submit to your local township & your contractors to give you a bid for your project.

Mechanical, Electrical & Plumbing Design (M.E.P.) creates schematic ideas of placements of mechanical placement (HVAC) electrical placements (lights, outlets, light switches, etc.,) & plumbing design (sinks, tubs, dishwasher, laundry, etc.).

We give you our realistic input on functionality in your kitchen and bathroom design. Over the years we've learned what works and what doesn't, we explain to you what makes two of the most important places in a home comfortable yet functional.

With pre-manufactured homes comes foundations. We can provide pier plans, full foundation plans for easy submission into your local township.

Newly purchased home and want to make sure its safe? We can inspect your project and give you checklist of our findings.

Similar to a building inspection, we inspect the residence based on the structure of the building. We will them come back to our office, go over the calculations & loads, and we give you a report of our findings. Making sure your home is safe.

2D elevations are almost always included in a building set of plans for additions, new builds & any exterior renovation. This gives you a black & white visual of your project with your chosen siding & roof material, railings, decks and more.

The same as 2D Elevations, just with color! You pick out your colors of your material & we add them to the elevations for your to get an idea of the outcome of your project.

With the help of BIM technology we are able to give you realistic 3D renderings of your project. Get different views of your project, birds eye, street view & even videos panning your whole proposed project overall.

We also can provide interior renderings giving you realistic views of your new space, showing your kitchen setup, living area, & bedrooms area.
